You already have one full-time job. House-hunting without an agent can easily become a second. Wouldn’t you rather have a professional real estate agent preview homes for you, so that you don’t waste time looking at homes that don’t fit your criteria? Once I know what you are looking for, I can preview the homes in your preferred location and price range, saving you valuable time and energy. We can then narrow down the homes that you are interested in, and at that point schedule showings. I will walk the transaction through from the initial phone call/consultation to the closing.

But won’t this cost us a lot of money? In a word—no. Generally speaking, when a homeowner wants to list their home with an agent, they agree to pay a certain percentage in commission. When a buyer’s agent brings a willing and able buyer to the table, the listing agent will traditionally split the commission with this agent. The only commission we collect from you is $150 in broker commissions. The end result is representation throughout the entire process for only $150. You will not have to call ten different agents to schedule showings; you call one.

One service I feature for my buyers is automatic notification. For example, let’s say you want to live in Lockeland Springs, and can spend up to $300,000. I will set up a system that notifies you by email the day that such a home comes on the market. Therefore, you and I will be among the first to know when this home is listed.

If you choose me as your buyer’s agent, I will put forth a lot of time into searching for the home that best meets your needs. In return, I ask for two things. First, it is vital that we talk with a lender on the front end, so we know before we start what price range we need to be searching in. A pre-approval letter from this lender will also be useful when the time comes to make a strong offer. Secondly, once we have looked at homes together a couple of times, and know whether or not we want to proceed in this transaction together, I will request a “Buyer Representation Agreement.” This is a simple form that states that you will allow me to represent you in your home purchase. There is an expiration date for this agreement that we will negotiate, and if I can’t find the home you love within that time frame, we can renegotiate. The only reason I ask for this agreement is the amount of time I dedicate to each and every buyer.

My pledge to you as a buyer is that you will never feel any pressure from me to buy a particular home. My only goal is to help you find the best home for you, and only you can discern which home that will be. I will present you with options, and provide feedback on the values/strengths/weaknesses of the homes we see– but you will never feel pressure. My business is best grown through happy clients, and that is always at the front of my mind.
